We loved living at Cedar Falls and are happy we landed here for our first year in the Portland area! Pros: walking trails, walkable shopping center with a really great grocery store and choice of restaurants and other shops, maintenance requests were quickly addressed, and the office was always responsive and helpful. Lifetime is also close and we really enjoyed being members there. Because we went to Lifetime, we didn’t use the apartment amenities but they looked great! Cons: there’s no apartment security/monitoring. We started to notice more garbage pickers and questionable activity by both non-residents and residents on multiple occasions. We still felt safe overall, but security would have been an appreciated amenity.

Front door lock broke— I flagged down one of the gentleman in parking lot around 5 pm—they came over in 10 min and fixed it. Very happy with recent service!!

I would like to express that I feel lucky to work with the team, and especially 100% to Jotika as manager and Roberto as maintenance supervisor. They are the ones who make my work a pleasant place, at Cedar Falls Apartments. I like to work with them because they are people with whom there is good communication, in regards to the cost of the work and the respect to the one's who works for them, whether in painting or cleaning the apartments, they are who assures you get a nice and clean apartment when moving in. I highly recommend Cedar Falls apartments for rentals

We enjoy living here for the most part! There’s beautiful green spaces and paths to walk near the community. The grounds are well kept and clean. Very dog friendly, which we love. I would say the only cons of living here is the sound that travels between homes and smoking that takes place. Someone in our building has been smoking a bunch and it heavily leaks into our unit through the vents- especially as the weather is warmer. Maintenance/office communication is unorganized at times, but there’s a lot of homes here so I understand. Everyone’s doing their best! Overall, we are comfy and happy in our home here.

Have lived here for almost 2 years and probably going to continue to do so. Why? - Amazingly friendly and helpful office and repair staff. They respond quickly to repair requests and went above and beyond when our washing machine broke. They made sure we had a place to wash our clothes while we waited for the replacement unit (which came quickly!) - Having a pool is huge in the summer, the kids love it! - Spacious units with sensible floorplans. - Proximity to shopping: being a 2 minute walk from Market of Choice and other great places is an amazing quality of life boost. The bad: - We live in the buildings along Barnes Road and it is pretty noisy due to the constant road traffic. No ones fault but something to be aware.

My husband and I have lived at Cedar Falls now for 3 years, and it has been a lovely place to live. Our neighbors have always been friendly, and we have never had a problem hearing anything inside our apartment (Multnomah floor plan). Our unit is right next to the pool and gym, making it so convenient, though on occasion can get a bit noisy if the windows are open, but it's still good to hear children having fun. There are food trucks often, and our first morning, after moving in, we had a tasty crepe truck parked right outside the leasing office. It has been just wonderful! The staff have been an absolute pleasure to work with, and the maintenance crew is just phenomenal! Professional, yet they help create a friendly bond, which is wonderful when they are a significant part of the community. If our life didn't necessitate us moving, we'd love to stay here for many years to come!

Honestly, a pretty great place to live. I think the only fault I can give it is no AC. Having an apartment face the west is a double-edged sword - beautiful views but it bakes in the evenings if there is sun. Love the location. Super convenient for pretty much anything. Staff has always been kind and courteous. No complaints there. Maintenance has always been prompt, respectful, and helpful. Nothing but praise for them. Really nothing but positive things.

This apartment complex is awesome! Everything is so clean and the women in the office (Heather, Sophia, and Drake) have all been incredibly helpful. I don't like to make impulsive decisions about where I'm living, so I first toured very early and then again closer to my move. I've also called and asked probably too many questions. I've never felt like a nuisance or annoying. I'm always welcomed warmly! I don't understand the reviews complaining about move-out costs. I asked a few very targeted questions about it and was told exactly what to expect. They will be charging for carpet cleaning and general cleaning, but the rates are reasonable. They will do a walkthrough with you before you leave to address any problems and help you understand possible charges. Maybe in a couple years I will update with a different take when I personally move out, but I have felt a sense of total transparency when asking about costs so far. I love the proximity of these apartments to amenities and how safe the area feels. Everything in the apartment works well and the sound transfer from upstairs isn't bad at all. I love that each unit comes with a garage or carport, because in other apartments you have to add those on later and sometimes you don't get what you want or have to walk really far to get to your assigned spot. This community feels like it's managed with more consideration to your needs.

I had a washer machine break on me and water was leaking onto my floor. Made a quick call and a service request for the maintenance team to come help me out and that’s exactly what they did! Took care of the leaky washer and brought me a new one! Robert and Gio were very professional and quick at working! Put the request in at 1pm on Wednesday and by that time on Thursday I had a new washer! Awesome dudes and great service!

It is a very quiet place to live, plus it has an excellent location, there are shops that you could walk to, there is a bus stop leaving the complex and there is the trail to walk to the waterfall, it is simply beautiful. When I received the apartment, it had several details: the washing machine did not turn on, there was no stopper in the tub, the kitchen extractor light was blown, a shelf, a storage compartment, and a drawer were missing in the refrigerator. A big thank you to the maintenance team who accommodated all of our requests and for their courteous treatment, my experience here would have been very different if it hadn't been for Robert, Gary and Giovanni.

After 50 years of owning our own house, the prospect of apartment living was not easy. Being a former homeowner and choosing to downsize we know that repairs are needed as part of regular care, especially right after move in. Previously, I always did my own household projects and repairs myself, so the idea of dealing with someone else who owns the property, certainly gave us concern. Luckily, this concern was soon expelled. As is typical on moving into a new place, there will be some items that need attention. The maintenance department took care of everything promptly. On top of that, the maintenance staff are cordial, responsive, knowledgeable and skilled. Robert together with his maintenance team Gary, Chris and Giovanni are doing an excellent job They are very responsive, courteous and friendly and are a major asset to lending a sense of community into apartment living. So, do I miss owning my own home? Not at all. Its such a pleasure to know that other than rent and utilities, I don’t need to do anything. The Maintenance and Office staff are great!

I was nervous about renewal for the full term, uncertain about my future but not ready to move immediately. Jotika worked directly with me to find a solution that meets my needs far better than a regular renewal, honestly exceeding my expectations in terms of flexibility. I had another positive experience with Robert and Richard today. I needed some maintenance to be completed ASAP. I put in the request yesterday evening and they called me first thing this morning and completed the maintenance by mid-afternoon. Looking for a place to call home…look no further, Cedar Falls is that place. I have lived here 5 years and couldn’t be happier. From the office staff, led by the very capable manager, Jotika Chand. You will be greeted by a group that is welcoming, professional and knowledgeable. Always interested in helping make the community a neighborhood. Additionally, the maintenance team is prompt and and their work is superior. They treat my home as if it were their own. I do not know every member of the team but have had excellent service from Robert and Gary in particular. A few perks are the close proximity to Market of Choice, fine dining, professional services, fittnes centers such as Barre3, StarCycle and many others. You also have easy access to routes 26 and 217 as well as public transit. I am happy I choose CF as my home and I think you will, too.

Loved living here! Enjoyed the staff entirely and anything I needed or requested was done. I had to leave due to a job transfer, but would not have left this place if it weren't for relocation. My deposit refund was returned timely and fairly. No complaints, the community is great too! This place is great, and the number one reason is the pleasant, professional and responsive management and staff. For example, when the hot water heater needed to be replaced, the discussion with them was very nice and fair, and the result was a quick install of a new one. Another example was watching the maintenance guy being very professional and nice to my neighbor. And of course, you can see for yourself the attractiveness of the apartment, complex, and location.

Edit: the money has been refunded. Still upset about the whole situation, but they have made it right. Original for posterity: When we went on our initial walkthrough, we asked about our birds. They said that we'd be able to move in with our birds, two small caged animals. Applied, got all the way through approval and then, after we submitted a 'non-refundable deposit' we were told we would not be able to move in. We're going to be fighting to get back our $400 from the misrepresentation of their policies during the application process.

My partner and I were very lucky to find this complex as it suited our location needs. Moving across state was (and still is...) pretty difficult within itself, but Shannelly from the office made every interaction regarding our apartment so helpful and welcoming. She is an outstanding employee. We absolutely adore her. Beautiful views of the trees out here which is perfect for our new love of Oregon and a very safe neighborhood with many amenities at the complex and shopping near by.

I have lived at Cedar Falls for just a year and have really loved it. Almost convinced a friend to move into this apartment homes. The location is really beautiful with walking paths to explore the area and perfect for runs if you enjoy as much as I do. Convenient shopping center located right across the street and restaurants, as well as Orange Theory (current member) working out at 5am it’s not as hard when you are a minute walking… Maintenance is always super helpful and respond to your requests right away.

Highly recommend to anyone working out of Portland, Beaverton, or Hillsboro. They offer special promotions for Nike, Intel, Providence and a couple other companies. They are conveniently located between to 3 shopping centers and close to major freeways. Definitely worth checking out!

I moved into my apartments 2 years ago, I really like this location, The property has a gym and a pool which I really enjoy especially in this hot weather. My wife and I moved from Downtown Portland and couldn't be happier. It's quiet and have found our neighbors to be friendly and welcoming. The walking paths have been quiet enjoyable and the local restaurants are a little too tempting for my wallet and waistline. The food trucks have been an excellent addition. However, if I'm being entirely honest, after living in a downtown apartment for nearly 10 years, the quiet and cleanliness of the area make everything else worthwhile.

We have lived here for 7 years now. The area has developed really nicely. The location is great, 10-15 min from Portland Downtown, about the same distance from work hubs nearby. Walking distance to a rich variety of restaurants from Asian to American to Mediterranean cuisine. Super friendly neighborhood and walking / jogging areas. On top of that the staff at Cedar Falls apartments is super helpful and reliable. Always on top of any little need or issue that might come and making life easy for all! To sum it up, a great place to live a balance life :)

I moved here during the pandemic and it’s been great! I generally don’t like being on the ground floor level, but it’s so quiet and peaceful here with pleasant neighbors that I feel very safe and comfortable. There’s convenient walking/running trails along the creek leading to the cedar falls. Also it’s so nice being close to market of choice and they’ve been doing weekly food trucks at the complex! No complaints thus far.

Both Richard and Robert were extremely responsive to the water intrusion caused by the residents upstairs. A dehumidifier was brought in and the carpet cleaned within 24 hours ... on the weekend between Christmas and New Years. Impressive!

Quiet, well cared for, and safe neighborhood with very quick access to both deluxe and affordable stores and restaurants, I have fallen in love with Cedar Falls. It is one of those neighborhoods where you feel like you dont have to lock your door when you leave (but you still should, you responsible Adult, you). Also there is a walking path behind it that leads to beautiful vistas and views. It's a pretty decent choice.

UPDATE: After 2 and a half years here, we still love the complex and staff, especially the maintenance crew and the manager! We've gotten to know many of our neighbors, made some great friends, and really had that sense of community we had before downtown got bad (years before Covid, honestly). We will be moving on next year, because we want to move further from Portland, and we want a yard for our pups. However, living here will always be a good memory! _______________________________________ My husband and I just moved in, and have only been here a few days. From the time we came to view the place, through our application process (can't thank Chris enough), to our move-in, we've had a great experience! We even had the opportunity to sign a 2 year lease!! The neighbors are friendly, the staff is amazing, and the convenience plus amenities are well worth every penny! There's food trucks each week, and our first morning we had a tasty crepe truck parked right outside the leasing office. It has been just lovely! We are not only so happy to be out of downtown Portland, but we're just blessed to have found such a lovely place to live!

This is one of the best apartments I found when I moved here to Portland. And since moving here it is still a pretty amazing place. Edit after moveout 10/31/20: The place is still a great place to live (see Pros below) but you might get stuck with some moving out costs you weren't expecting. For me that was the carpet charge and the oven cleaning. I was under the impression that I would not be charged for the carpet because it was at the end of its 'life'. But what they don't tell you is that if the carpet is deemed still usable, then you will pay for the cleaning. Also if it's not you still have to pay for the replacement of the carpet for the new tenant which makes absolutely no sense.... The oven cleaning was another big thing. We did a pretty thorough cleaning of the kitchen and oven but apparently we either didn't use the right cleaning product, or it was because of the inside of the glass that we didn't clean. So be aware of your moveout cleaning and costs, and make sure to get everything clear and in writing! Pros: - It's within walking distance to Market of Choice and good restaurants as well as Banfield which is where I take my cats. - The leasing agents, especially Shayne, have been amazing. They are always really helpful with requests and questions. - Have places for you to install lights/fans in some of the rooms - Some apartments have carports and some have garages, which I've found is a really nice feature. Cons: - The floors and ceilings are pretty thin so you hear people above and below you but thankfully I have had pretty good neighbors and haven't had a problem. I have heard other people have lots of problems especially with kids or dogs above. - No AC (which is no surprise now that I've been here in Oregon for a year now) - Kitchen is really dark because of the countertop and cabinets, but at least the dark countertop cuts down on seeing stains and such from cooking - People get stuck with unexpected moveout costs, and big fees if they try to switch apartments.
